We provide quarterly investor reports that include financial performance, asset-level updates, and any material changes to strategy. We publish detailed quarterly reports and host optional quarterly webinars to walk through fund performance and strategy updates. Interim updates may also be shared when material events occur (e.g., property sales, refinancing, or acquisitions).  Please join us - to do so, ask your advisor to coordinate your access then we will finish the set up (admin@leitbox.com)

Leitbox is a value-add development and acquisition strategy. We are not an income distribution investment strategy.  We pay distributions when we sell, refinance, , or joint venture (recapitalize) an investment.   Historically ,we have returned material gains over the first 4 years of the investment.  We aspire not to "store your money" but return it; that's unique to Leitbox and atypical of most market sponsors. All distributions and their rationale are explained in our quarterly investor letters.

Unless death, divorce or other material life changes, Reg D private equity funds are illiquid by design. Your investment is typically locked for the full duration of the fund term though early exits may occur on a case-by-case basis through asset sales or refinances. Any return of capital is pro rata and at the discretion of the General Partner.Add an answer to this item.

As a limited partner, you are protected from personal liability beyond your capital commitment. Our fund operates under Delaware law and SEC regulations under Reg D, and we maintain third-party audits for additional integrity.

Go to your portal account for details.  K-1s are typically issued by March 31st each year. We work with third-party tax advisors to ensure timely and accurate reporting.  Our ability to complete K-1s on time is often correlated to the timing of our many institutional investors - these institutions are multi+ Billion enterprises so their accounting function is very robust, but can also be slower than a smaller, private fund can operate.  The benefit is having a very large institutional co-investor with top 4 accounting firms, such as Ernst and Young, signing off on our K-1s.  You can  be notified via email upon request in the Investor portal and can access K-1s through the investor portal.

Leitbox has extensive and  internal resources dedicated to fund administration, fund performance management, fund audit, fund messaging and fund communications - to date, we have created and submitted over 4,000 social media, direct emails, newsletters, white papers, research papers, and press releases - national portals receive and publish our information (such as Yahoo Finance, Blue Vault, etc)   if you are concerned with the level of communication, recommend the following best practices:

2) Attend Investor Quarterly webinars 

3) Email Admin@leitbox.com, Subject Line : Quarterly Newsletters...to ensure you receive updates to date, highly specific info

4) Email Admin@leitbox.com Subject Line:  Change of Advisor; Change of Broker Dealer.... if your advisor changes firms, changes status to RIA, etc., we need to know.   we find too many instances of delayed information sharing due to change of circumstances not being shared.  Please be proactive and we will do our best to get you consistent, updated info
